Liquidators gave up freehold land on the Home Farm estate in Pinhoe and served notice on 91 homes. Creditors owed £266,294 must claim by 25 September.
The liquidators of a company that held land at the Home Farm development in Pinhoe have formally given up its freehold interest there. Ninety-one households on the estate were sent a copy of the notice.
The company is Burrington Estates (Pinhoe) Limited. It has been in creditors’ voluntary liquidation since 18 February 2025. (Companies House, company 11197372)
On 25 June 2025 its joint liquidators, Colin Hardman and Clare Lloyd, signed a notice of disclaimer under section 178 of the Insolvency Act 1986. It disclaims all the company’s interest in “the Freehold land shown edged with red on the plan of the Title DN708417 filed at the Registry and being Land at Home Farm, Pinhoe, Exeter”. Who was sent the notice
The second part of the form lists everyone sent a copy. Alongside the Registrar of Companies and the Land Registry Insolvency Unit, it names:
- Aster Communities and Aster Homes Limited, of Devizes
- R S Luxembourg II S.A.R.L, of Senningerberg, Luxembourg
- Home Farm (Pinhoe) Management Limited, the estate’s residents’ management company
Then it lists “The Homeowner” at 91 addresses on three streets on the estate:
- 28 homes on Jersey Road, EX4 9AN
- 30 homes on Guernsey Avenue, EX4 9AP
- 33 homes on Dairy Grove, EX4 9AR

Why the land was given up
The liquidators explained the decision in their first annual progress report, filed at Companies House on 17 April 2026 and covering the year to 17 February 2026.
They write that the company held a freehold interest in “a section of land purchased for a pre-liquidation estate development site”. On review, they say, “it has been established that the property held no realisable value for the benefit of the estate”. No interested party was willing to acquire the interest, and the cost of maintaining and marketing the land would have exceeded any return. So the disclaimer was issued. Neither the notice nor the report says which parcel of land title DN708417 covers. The title plan is not published free of charge; it can be bought from HM Land Registry.
The estate the land sits on
Exeter City Council granted outline permission for the site on 12 June 2017. It allowed “the phased development of up to 120 dwellings (C3) with associated infrastructure and open space”, on land at Home Farm, Church Hill, Pinhoe. (Exeter City Council, application 16/1576/OUT)
It was built in two phases. The first covered 30 dwellings on the south-western parcel between Bickleigh Close and Church Hill. The second covered 90 units on the north-western parcel, approved on 1 October 2019. (Exeter City Council, application 19/0255/RES)
What the creditors are owed
The liquidators’ report sets out the money side.
- The directors’ statement of affairs put unsecured claims at £184,736.03
- By February 2026 the liquidators had received claims totalling £266,294 from four creditors
- The statement of affairs recorded cash at bank of £76.05; the liquidators traced and recovered £987.17, plus £2.91 of interest
- Trade debtors were written off as irrecoverable, because there were not enough records to substantiate or pursue them
There are no secured creditors and no preferential creditors.
The deadline that matters now
On 2 September 2026 the joint liquidators published a notice in The London Gazette. They intend to declare a first and final dividend to unsecured creditors. Anyone who has not yet proved their debt must deliver their proof to S&W Partners LLP, 45 Gresham Street, London EC2V 7BG, by 25 September 2026. Creditors who miss that date may be excluded from the dividend. (The London Gazette, notice 5202412)
Debts of £1,000 or less are treated as already proved and do not need a separate claim.
Two sister companies have their own deadlines in the same window. Burrington Estates (Alphington) Limited, whose statement of affairs put unsecured claims at £2,410.36, has a last date for proving of 24 September 2026. Both were registered at Winslade House, Manor Drive, Clyst St Mary, on the eastern edge of Exeter, before the liquidators moved them to London.
A search of the Companies House register returns 17 companies whose names contain “Burrington Estates” and whose status is recorded as liquidation. A further 11 are recorded as active. (Companies House advanced search)
What it means for you
If you are owed money. If you traded with Burrington Estates (Pinhoe) Limited and have not yet submitted a proof of debt, 25 September is the date to work to. The liquidators’ contact for the case is given in the Gazette notice. Claims of £1,000 or less are deemed proved automatically.
If you live on the estate. A disclaimer under section 178 ends the company’s own rights and liabilities in the property it names. It does not touch the freehold or leasehold of anybody’s house, and it does not change who manages the estate: Home Farm (Pinhoe) Management Limited is recorded as active at Companies House. (Insolvency Act 1986, section 178)
Where disclaimed land matters to someone, section 181 of the same Act lets a person with an interest in it apply to the court for the property to be vested in them. That is a court process, and it is worth taking advice before starting one. (Insolvency Act 1986, section 181)
