A full application would demolish 72 Silverlands and build 67 homes on land off Chudleigh Road in Alphington. Validated 29 July, it is open for comments now.

A full planning application to build 67 homes on land off Chudleigh Road in Alphington has been submitted to Exeter City Council. The application, reference 26/1139/FUL, covers 72 Silverlands and land adjoining it at Chudleigh Road, EX2 8TZ, and proposes “the development of 67 residential dwellings (Use Class C3), following demolition of existing dwelling and buildings, with associated access, landscaping and works”. It was received and validated on 29 July 2026 and its status is pending consideration. (Exeter City Council planning portal, application 26/1139/FUL)

The application appeared on the council’s weekly list of newly validated applications for the week beginning 10 August, which is the point at which neighbours and other residents are normally notified and the public comment period runs. (Exeter City Council, weekly planning lists)

What is proposed

At 67 dwellings this is one of the larger applications to reach the city’s planning portal this summer, and it is a full application rather than an outline one, meaning the council is being asked to approve the detailed scheme, including access, landscaping and associated works, in one decision. The site notice point of reference is the existing house at 72 Silverlands, which would be demolished along with other buildings on the land. The applicant’s alternative reference on the national planning application service is PP-15065754. (Application 26/1139/FUL, summary)

How to comment

Anyone can view the plans and supporting documents, and submit a comment supporting or objecting to the scheme, through the application’s page on the council’s planning portal. Comments carry most weight when they address planning matters: traffic and access, drainage, design, overlooking, and the effect on local services. A decision will be made either by planning officers under delegated powers or by the council’s planning committee.

Also validated this week

Two other notable applications reached the portal in the same weekly list. In Topsham, an application proposes 20 new dwellings with access, parking, landscaping, drainage and open space at Regal Court on Old Rydon Lane, reference 26/0907/FUL. (Application 26/0907/FUL) On the Marsh Barton Trading Estate, an application seeks to change a warehouse at 15 Cofton Road from storage use to a mixed community use including worship, training, workspace and cafe facilities, reference 26/1158/FUL. What it means for you

If you live near Silverlands or Chudleigh Road, now is the time to read the plans and comment; once the application is decided, the opportunity to influence it is gone. For the wider picture on what is being built across the city, our Exeter planning applications page explains how to search the portal, comment and track applications, and our Exeter house prices page tracks what homes in the city actually sell for. We will report the council’s decision on all three applications when they are made.
